Building Better: The Vision Behind bbf:’s Architecture

For decades, value in real estate was defined by a familiar set of measures: location, square metres, views and finishes. Today, expectations are broader. Architecture must deliver more than visual impact – it must create lasting value and support a better way of living.

This evolution is increasingly visible in Cyprus, where developments are rethinking the relationship between architecture, landscape and everyday life. For bbf:, design is central to this approach: not simply as a way to distinguish one development from another but as a means of creating places where people can connect, move, relax and experience a genuine sense of belonging.

Vadim Romanov, Founder bbf:

Designing the experience, not just the address

This philosophy is reflected in the way bbf: approaches design. Its projects are increasingly conceived not just as striking standalone buildings, but as complete living environments – where architecture, landscape, interiors, amenities and public space work together.

It is a distinction that matters in a sophisticated premium residential market. Buyers can expect exceptional materials and finishes as a given. What differentiates one development from another is increasingly the experience it creates: how residents move through a building, encounter nature, interact with neighbours, access shared amenities and connect with the city beyond their front door.

“Architecture is where vision meets challenge. Every project pushes us to question what is possible, collaborate closely and turn ambitious ideas into places that genuinely work for people. Our goal is to create something better – places with a distinctive identity, a strong connection to their surroundings and a lasting sense of purpose,” says Constantinos Savvides, CEO of bbf:.

A vision shaped from within

Before it is expressed through any individual project or partnership, bbf:’s architectural identity is shaped from within. The company’s Founder, Vadim Romanov, is deeply involved in key design and aesthetic decisions, setting the creative standards and quality that guide bbf:’s portfolio.

This founder-led commitment to design is strengthened through bbf:’s long-standing collaboration with UHA, the London-based architecture and design studio. The partnership began in 2016 with the architectural concept for eden roc and has since expanded across a portfolio of projects in Cyprus and Greece.

The boldness to challenge conventional approaches has produced some of Limassol’s most recognizable residential architecture. Sky Tower, for example, rises 23 floors above the city and combines a distinctive architectural identity with hotel-style amenities and landscaped areas. The collaboration has also received international recognition, with five UHA-designed bbf: projects winning their respective categories at the 2024-2025 European Property Awards.

Creating an urban  destination

The next step is to think beyond the individual building. KEAN, on Limassol’s urban coastline, illustrates this evolution. Developed on the site of the former KEAN factory, it is conceived as a mixed-use coastal destination rather than a conventional residential development. Its masterplan brings together residential and commercial towers, private gardens and public pedestrian plazas, creating a more integrated relationship between private life and the public realm. The focus shifts from what can be built on a site to what kind of place can emerge from it – and how the spaces between buildings can create identity and connection.

Designing within nature

At Berengaria, the relationship between architecture and place takes a different form. The historic mountain resort at Prodromos is undergoing a major transformation, with bbf: restoring the landmark hotel while developing a wider residential and hospitality concept rooted in its natural setting. The project brings together heritage, nature and contemporary living, with Thanos Hotels & Resorts as the hotel operator.

Berengaria demonstrates how a development can draw its identity from its surroundings rather than compete with them – an approach increasingly relevant to a premium property market where nature, wellness and a sense of retreat are becoming fundamental components of residential value.

Building at community scale

If Sky Tower demonstrates the power of a landmark and KEAN explores architecture at the scale of an urban destination, Land of Tomorrow takes the idea further still. Developed through a strategic collaboration between Lefkaritis Group, bbf: and Foster + Partners, the project is conceived as a new beachfront community in Larnaca, combining residential, retail, hospitality, office, cultural and recreational uses with extensive green spaces and ecologically enhanced beachfront areas. Plans also include a new pine forest of approximately 20,000 trees. The ambition is no longer simply to create a collection of properties but an ecosystem of places and experiences. In this sense, Land of Tomorrow represents the natural extension of bbf:’s architectural philosophy: moving from the design of individual residences to the design of communities.

For bbf:, ambition extends beyond creating striking architecture. It is about creating places where value is lived every day – where a building becomes a home, a garden becomes a meeting place and a promenade becomes part of the daily routine.
