A new mixed-use development is set to rise in Limassol, with architect Eraclis Papachristou sharing insights into the project.
The development is being undertaken by Solidves Ltd and will be located at the intersection of Paphos Avenue and Omonia Avenue. The architectural design has been assigned to Eraclis Papachristou Architects.
Speaking to InBusinessNews, architect Eraclis Papachristou explained that the project is a mixed-use development consisting of two buildings designed in dialogue with each other, unified through a shared ground-level outdoor space.
The new development is expected to act as an urban catalyst for the area, marking a location that until now has not hosted projects of this scale. Papachristou noted that a key intention of the design is to contribute to the city’s skyline and define the urban identity of this particular corner of Limassol.
He added that the project has been designed to create synergies and conditions that allow users to experience space in meaningful ways, experiences that form essential components of both residential and working quality of life.
Architectural vision and concept
The project offers multiple layers of interpretation that ultimately lead to a holistic approach. Its presence in the area is expected to transform the urban landscape, introducing uses and scale not previously seen there.
At the city level, the development integrates into the urban fabric along Paphos Avenue with the creation of retail shops, while along Omonia Avenue it introduces a sequence of landscaped green spaces stretching 165 meters and covering approximately 5,000 square meters. This green zone serves as a unifying element between the two buildings.
Architecturally, the two buildings interact dynamically. The residential tower features a sloped vertical form that reduces its visual mass while allowing the office building to enjoy unobstructed views toward the horizon and the sea.
The apartment building incorporates architectural projections, horizontal pergolas and shading systems, along with greenery, forming a cohesive bioclimatic design approach. At the same time, the office building features a system of horizontal and vertical shading elements that act both as a protective envelope for high-performance glazing and as a maintenance-efficient design feature.
A clear objective of the project is to enhance Limassol’s skyline while defining the urban character of its location.
What the development includes
The project comprises two interconnected buildings.
The residential tower will include 75 units across 15 floors. Residents will have access to a private lobby with a drop-off area, as well as an elevated podium level featuring leisure spaces, a gym, a business center, and a swimming pool.
Retail units with dedicated parking will be located along Paphos Avenue.
The office building will rise to 72 meters over 16 floors and will include a separate lobby with support services, a private gym, and a café-restaurant on the 10th floor serving the office community.
In total, the development will offer 500 parking spaces -74 at ground level and 436 underground- significantly exceeding legal requirements.
Distinctive features
One of the standout elements of the project is the creation of an elevated plateau, both in practical and conceptual terms. This space will host gathering areas and outdoor activities, including an elliptical swimming pool. The water element, surrounded by planted greenery, creates a microclimate while shielding the space from urban noise.
However, Papachristou emphasized that the project’s differentiation lies not in individual features, but in the overall design philosophy. The aim is to create spatial experiences that enhance everyday living and working environments.
He also stressed the importance of adding buildings that introduce new qualitative dimensions to the city, enriching Limassol’s architectural landscape. These new urban images, he noted, belong to both residents and visitors alike.
