Average mortgage rate in Cyprus banks rises in August

The average interest rate on housing loans in Cyprus rose in August 2025, while household deposit rates remained unchanged and business lending and deposit rates edged slightly lower, according to data released by the Central Bank of Cyprus (CBC).

For new housing loans to households, the average rate increased to 4.01% in August, up from 3.90% in July. The Bank of Cyprus recorded the highest average mortgage rate at 4.64% (down from 4.96% in July), while Alpha Bank Cyprus offered the lowest at 2.27% (down from 3.29%). The Housing Finance Corporation and Hellenic Bank followed with rates of 3.67%, and Ancoria Bank with 3.63%.

For new business loans up to €1 million, the average interest rate eased slightly to 4.44%, compared with 4.46% the previous month. Astrobank posted the highest rate at 6.45%, followed by Banque SBA at 6.37%, while Hellenic Bank offered the lowest at 3.72%.

Household term deposit rates up to one year remained stable at 1.08% in August, with the euro area average at 1.71%. The National Bank of Greece (Cyprus) offered the highest rate at 1.47%, while the Housing Finance Corporation had the lowest at 0.75%.

Rates on business term deposits fell to 1.15%, from 1.21% in July. Alpha Bank offered the highest rate at 1.41%, and the Housing Finance Corporation the lowest at 0.21%. In comparison, the euro area average remained steady at 1.88%.
