The Palm Beach Resort philosophy: The architecture and the interior design of a project that is changing Larnaca

The Palm Beach Resort, an over €100 million investment that is set to put Larnaca - and the whole of Cyprus - back on the tourist map, has been presented at a special event held at the Sorrento Pool Bar of the Hilton Nicosia.
The project is being implemented by Premium Access Cyprus in strategic partnership with Thanos Hospitality Services, which will assume management of the resort upon its completion.
The 26 June event was the first official introduction to a new destination that combines relaxation with luxury and entertainment.


Christodoulos Christodoulou, Founder Architect and Director of IQONA Architects, and Xenia Vatyliotou, Lead Interior Designer and Director of V&V Consultancy Services, presented their work and the vision that shaped it.
From the very beginning, the design team worked in full collaboration with the project owners, with the main goal of creating a sustainable neighbourhood by the sea.
Palm Beach Resort is not just the upgrade of a hotel, but the birth of a multi-dimensional seaside destination.

Architecture that goes beyond the boundaries of buildings
Christodoulos Christodoulou, Founder Architect and Director of IQONA Architect, highlighted the close collaboration with the the office of Eraclis Papachristou Architects office, which shaped both the strategic layout and the quality of the public spaces.
The project includes the renovation and expansion of the existing hotel, the new Sea Breeze residential tower, seaside Beach Houses and Waterfront Residences, as well as wellness, beauty, café, offices, fitness and outdoor cinema areas.
A network of pedestrian walkways connects all elements of the complex, offering a completely pedestrian experience, without cars.
Underground parking spaces of over 8,000 square meters allow for the seamless integration of greenery and squares throughout the ground floor level.

Aesthetic identity based on simplicity and nature
Particular mention was made of the architectural element of the "floating pergola," which adds rhythm and shade to the outdoor spaces.
The property as a whole is enhanced with Mediterranean vegetation and natural materials, such as stone, marble, wood and metals, creating a calm and welcoming atmosphere.

At the centre of the project is the original Palm Beach Hotel, a familiar landmark for Larnaca. Its new architectural approach preserves the building’s identity, drawing inspiration from the Bauhaus movement, with clean lines and functional simplicity.

An experience that speaks to all the senses
Xenia Vatyliotou, Lead Interior Designer and Director at V&V Consultancy Services, presented the philosophy of interior design, focusing on "less is more."
The project seeks to activate all five senses, not only to impress visually, but to create a complete experience.
The colour palette is drawn from nature: Soft whites, browns and humble shades of sand are combined with green details reminiscent of palm trees. The textures are natural and inviting to the touch, rough stones, marble finishes, metal and wood.
Scent also plays a key role, with planted pockets of aromatic herbs and trees that enhance memory through aroma. The sound of water flows subtly through the outdoor spaces, without overshadowing the natural soundscape of the sea.


Simplicity, authenticity and silent luxury
The design approach was based on honest simplicity and careful detail. Luxury is expressed discreetly, with green marble and atmospheric lighting, especially in the central bar areas.
The business lounge and the inner courtyard offer peace of mind and functionality, while the rooms continue the earthy, calm vocabulary of materials, creating a feeling of calm and protection.
The experience culminates in the theatrical breakfast area, a vibrant space full of energy and curves, with luxurious simplicity.

Sea Breeze Tower: A modern residence overlooking the Mediterranean Sea
The Sea Breeze tower, designed by the office of Eraclis Papachristou, rises as a new landmark on the skyline.
Ten floors with modern architecture, studios, one, two, and three-bedroom apartments, as well as a leaseback programme for the first levels. The upper floors are immediately available for permanent residence.
Its interior design, by Xenia Vatyliotou, exudes elegance and serenity. Natural materials, earthy hues and curves allow for a calmer, more grounded lifestyle, perfectly in harmony with the Cypriot landscape.

Beach Houses and Waterfront Residences: Luxury in the midst of nature
The Beach Houses, with clean lines and large transparent surfaces, offer direct access to the shared swimming pool.
Discreet luxury and architectural simplicity serve functionality and family life.
The Waterfront Residences follow the same architectural identity as the hotel, with clean horizontal lines and simple detailing.
Landscapes and the horizon take centre stage, while large terraces and interior spaces continue the calm design language all the way to the sea.
The rooftop area offers panoramic views and an infinity pool, serving as a place of absolute tranquility and completion of the experience.

Palm Beach Resort is a modern coastal retreat that harmonises nature with architecture, the old with the new, privacy with the collective experience.

The launch event revealed a project with ambition and substance, ready to transform Larnaca into a benchmark for tourism and high-end living.
