Luxel Villas entered the market in 2022, with offices in Ayia Napa and Limassol. Its current portfolio focuses on the Ayia Napa-Protaras area, with hand-picked properties in Limassol. While this might suggest that the company is a newcomer, in fact its management team has over 20 years of experience in the real estate and hospitality services sectors.

The core team consists of 15 property professionals while regular trained staff jump in during the high season. Here, Elias Elia, Managing Director of Luxel Villas, shares all the details regarding the company, its services and future plans thereby enhancing the company’s success and productivity.

What is the purpose and focus of Luxel Villas?

Like others in the sector, our purpose is to match the owners of rental properties with suitable tenants. The difference, however, can be summarized in one word: the ‘calibre’ of both. Luxel focuses exclusively on high-end properties of all sizes and serves demanding tenants from around the world, offering exceptional services to its landlords and tenants. In all cases, the landlords we serve are property owners who have chosen to authorize Luxel Villas to act on their behalf. This is a company that occupies a niche at the top and is fully committed to it.

What types of services does Luxel Villas offer and what is its main clientele?

While holiday rental of serviced luxury properties appears at the forefront – because it is a common service – at Luxel there is significant activity going on in the background. Our property experts are specialists in property sales and marketing and large-scale land sales to major investors. Contrary to most in the holiday rental market, we are the leaders in long-term serviced property rental. It might not be obvious but it is a fact: long-term, year-round tenants of serviced properties expect and demand a higher level of service than someone who books a serviced luxury property for just a week or two – and that’s our main differentiator.

Our long-term clients are mostly expatriates who enjoy the privilege of working remotely to a great extent and, therefore, seek home comfort and support services, all in beautiful surroundings. This applies in particular to executives and entrepreneurs, as well as tech professionals.

To meet their high expectations, our dedicated Hospitality Team responds to any request for assistance. Around the clock, our team will help out with anything from ordering a taxi to handling internet faults, or even organizing a corporate event.

At Luxel Villas, ‘serviced’ rental properties means much more than cleaning and changing linen. It’s like having a support team for your everyday and business needs: a team that receives regular training based on a multitude of client requests, to ensure that tenants receive a prompt and adequate response. All procedures are compiled in a manual that is so detailed that some of our people jokingly say that we will soon be telling them how to breathe!

From the landlord’s perspective, the high calibre of our services manifests itself in other ways. Apart from property management services to maintain their property in tip-top condition so that it will continue to deliver an excellent return on their investment, we report in detail on every action we take, where, when, how and why.

What types of properties do you offer and where are they located?

Our portfolio is varied, from luxury suites in resort centres to exclusive beachfront 6-bedroom villas with a gym room or home cinema.
