Best Western Zenon: Greenlight given for the high-rise residential development near Finikoudes

The greenlight has been given for a new high-rise residential building in the centre of Larnaca.

The ‘Best Western Zenon’ has secured approval from the relevant environmental authorities and is set to be built in the Skala area of Larnaca.

The proposed project would be located on Demosthenous Street, approximately 150 meters from the Finikoudes beach coastline and approximately one kilometre from the Alykes Larnaca (Larnaca Salt Lakes) Natura 2000 area.

The development would be located in an already densely built-up area near the historic center of Larnaca and where there is increased commercial activity including shops, leisure venues, hotels, etc.

11 floors with a total height of 42.4 meters

According to the opinion of the Environmental Department of the Environment, the proposed project concerns the construction of a multi-storey building of residential apartments which will consist of 11 floors and a ground floor space of a total height of approximately 42.4 meters.

More specifically, the development will consist of six floors of residential apartments, one floor to house the building’s mechanical infrastructure, one floor providing wellness services, three floors of parking spaces and a roof garden. The building will have 24 apartments, as well as commercial spaces.

The proposed development will also include an underground space of 156 sq.m. approximately six meters deep, which will assist firefighting activities.

The total area of the plot on which the project is proposed to be built amounts to 1,014 sq.m., while the net area of ​​the proposed development amounts to 996 sq.m. about.

The development in question will cover an area of ​​787 sq.m. approximately (78% coverage) and will have a buildable area of approximately ​​1,818 sq.m. It is clarified that, at present, the space is being used as a car park.
