Landbank Analytics has released a detailed overview of house rentals in Cyprus, revealing the availability and asking rents by district as of July 2025. The analysis is based on data collected from real estate advertising platforms and presents average asking prices according to the number of bedrooms per house.
“This latest analysis highlights the shifting supply of rental housing and the continued upward pressure on prices across Cyprus,” said Andreas Christophorides, CEO of the Landbank Group. “Limassol continues to serve as a powerful magnet for demand, driving rental prices upward amid sustained economic activity and limited housing supply. The shortage is particularly evident in larger homes, where availability struggles to keep pace with demand across several districts—resulting in rising rents.
As of July, we recorded a total of 502 houses available for rent across Cyprus. Of these, 323 properties (approximately 64.3%) were located in Limassol. Nicosia followed with 67 listings (13.3%), Larnaca with 54 (10.7%), Paphos with 46 (9.2%), and Famagusta with just 12 properties (2.4%).
In terms of average monthly rent by district, Limassol leads significantly at €5,099, followed by Paphos (€4,338), Famagusta (€3,138), Larnaca (€2,908), and Nicosia (€2,756).”
Nicosia holds the second-largest number of available houses
The capital holds the second-largest number of available houses after Limassol, with 67 listings. It also records the lowest average monthly rent among all districts, at €2,756.

Limassol leads in house rental availability
As seen in the apartment rental analysis, Limassol also leads in house rental availability and records the highest asking rents across all categories.

Rental prices in Limassol show a clear upward trend by size, reaching nearly €10,000 per month for the largest properties.

Larnaca currently has 54 houses available for rent, with an average monthly rent of €2,908. The local market is defined by a relatively balanced distribution among three- to five-bedroom homes, which account for the majority of listings:

There is very limited supply in the 2- and 6-bedroom segments, which serve very different renter profiles:

Despite a smaller pool of listings (46 houses), Paphos records the second-highest average rent in Cyprus at €4,338, reflecting strong demand—particularly for larger or luxury properties.

The free district of Famagusta has the smallest number of houses available for rent—just 12 properties—with an average asking rent of €3,138.
