€20m office development with two towers coming to Nicosia

The "Apple Tree & Pear Office" project, a major office development in Nicosia, has received approval from the Environmental Authority.

The proposed development falls under the Nicosia Local Plan and is located within the administrative boundaries of Strovolos. According to the environmental report, the project site borders Spyrou Kyprianou Avenue to the southwest and Strovolos Avenue to the west. Additionally, the roundabout connecting Archbishop Makarios III Avenue, Spyrou Kyprianou Avenue, and Strovolos Avenue is located southwest of the site.

Boosting business activity in Nicosia

Large-scale office developments, such as this project, are considered highly desirable under the Nicosia Local Plan.

This project is considered significant for two reasons:

  1. It utilises a prime land plot in Nicosia’s urban centre.
  2. It will generate business activity and create new job opportunities.

The project site covers 3,332 sq.m., with 98% falling within the Εβ3 Commercial Zone (Category II Activity Axis, mainly allowing exhibition spaces). A small section (2%, or 68 sq.m.) falls within the Ka5 Residential Zone.

Construction is expected to last 28 months, with the total investment estimated at €20 million.

Two towers: 11 and 5 stories high

The project consists of a two-section building: Tower A, which is 11 floors above ground, reaching 42.3 metres; and Tower B that is 5 floors above ground, reaching 19.5 metres.

The two towers share two underground levels and the first two above-ground floors.

At Tower A, level 1 will feature large conference rooms and a private café, levels 2-9 will have office spaces, while the top floor will accommodate a large conference hall.

Tower B will feature a parking area on the ground floor with a linear covered space. Levels 1-4 will be office space.

The development is strategically placed at the intersection of Strovolos and Spyrou Kyprianou Avenues, a key factor in its design as a landmark building for the area.

Currently, the site includes a two-story building (to be demolished) and a 22 sq.m. EAC (Electricity Authority of Cyprus) substation.

The surrounding area consists mainly of residential developments, with additional private offices, commercial buildings, and mixed-use properties. Most buildings in the immediate vicinity range from 2 to 4 floors.

This area is already densely developed, catering to the needs of residents and businesses, making it an ideal location for a high-profile office project.
