Ask Wire: The 50 highest-value property sales in H1 2026 exceeded €286 million

Ask Wire, a data analytics company leveraging technology to monitor property transactions, asking prices, and construction activity, has analysed and published data on the 50 highest-value property sales completed during the first half of 2026, together with their distribution across Cyprus' districts.

According to the analysis, the 50 largest property transactions completed between January and June 2026 reached a combined value of €286.4 million.

The 10 highest-value transactions during the first half of the year amounted to €161.7 million, with the largest transaction involving a building and adjoining fields in Moni, Limassol district, sold for €55 million. 

 

Among the 10 most expensive property transactions nationwide, Limassol accounted for six sales with a combined value of €117.2 million, followed by Paphos with three transactions worth €35.5 million, while Larnaca was represented by one transaction valued at €9 million.

The analysis confirms Limassol's dominance in Cyprus' high-value property market. The district's 10 largest transactions reached €148.2 million, accounting for 51.7% of the total value of the 50 highest-value transactions completed during the first half of the year.

Paphos followed at some distance, with its top 10 transactions exceeding €68.8 million, representing 24% of the overall value. Nicosia's top 10 transactions reached €26.7 million, while the value of the 10 largest transactions in the Free Famagusta district slightly exceeded that of Larnaca, reaching €21.4 million compared with €21.2 million.

Commenting on the findings, Pavlos Loizou, CEO of Ask Wire, said:

"The land market dominates the list of the 10 highest-value property transactions, with seven sales involving fields and plots. Looking at the locations where these transactions took place, it becomes evident that they concern prime development sites, which are likely to be utilised in the coming period to support the development of luxury residential projects and, potentially, the hospitality sector.

At the same time, we continue to observe growing demand for office properties, reflecting the expansion of the new ecosystem of international companies that has been establishing itself in Cyprus in recent years.

It is also worth noting, purely from a statistical perspective, that eight of the 10 highest-value transactions recorded during the first half of the year were completed in the first quarter of 2026. This is a trend that cannot be viewed independently of the uncertainty created by the ongoing conflict in the Middle East, which appears to have influenced investment decisions during the second quarter of the year."
