A total of 1,669 pieces of real estate have been sold to foreign buyers over the last year, according to data submitted to Parliament by Interior Minister Constantinos Ioannou, responding to a question from MP Christos Christofides, who called on the competent minister to inform Parliament on the sales of real estate to both non-Cypriot nationals of EU Member States and third-country nationals over the past year.
As regards the sales of registered residences for the period of 15 September 2024 to 15 September 2025, these amounted to 385 to European buyers and 577 to non-Europeans. Most occurred in the Paphos district.
The sale of plots of land zoned for building over the same period amounted to 218 to European buyers and 132 to non-European ones. Most sales of plots to European buyers took place in Limassol, while most of those involving non-Europeans were in Larnaca.
During the same period, 276 fields were sold to European buyers and 81 to non-Europeans.
It is worth noting that more than one name appears on the sales documents of a number of the properties, meaning the total number of buyers is higher than the number of properties sold.
In the district of Nicosia, the majority of non-Cypriot buyers are Greek nationals (403).
In the district of free Famagusta, on the other hand, most foreign buyers come from the UK (220).
In the district of Larnaca, most foreign buyers come from Israel, with their total properties reaching 850. Second on the list are Lebanese nationals with 723 properties while the third largest group is made up of UK nationals with 302 buyers.
In the district of Limassol, the first place is held by Russian nationals with 846 buyers, while Israelis are in second place with 571 and Greek nationals in third with 261.
In the Paphos district, meanwhile, most foreign buyers come from the United Kingdom, with their total number amounting to 890, followed by Israelis with 683. Next are Russian nationals with 327 buyers and Greek nationals with 257.
Regarding the question regarding the number of hotel units that had been sold between mid-September 2024 and mid-September 2025, the minister noted that no sale has been detected concerning a registered hotel unit during the period in question.
Regarding a question on the number of Natural Persons involved in property sales, MPs heard that available reports for foreign buyers (European and Non-European) are posted online.
To the question regarding the number of apartment buildings that were sold, the minister stated that "for cases where the title deed has not been updated with the registration of the apartment building, it is not possible to provide such information because it cannot be determined. For cases where an apartment building with horizontal separation is updated and registered, there are separate titles that are subsequently transferred for each unit (apartments, shops, offices, etc.). Consequently, it is not possible to provide any information about apartment buildings."
