The Limassol skyline has changed dramatically over the past decade, reflecting the city’s transformation into an increasingly important hub for sectors such as IT and finance.
The real estate sector has been critical to this evolution, providing the homes, offices, commercial spaces and infrastructure needed to accommodate new businesses, investors and international talent. Limassol’s real estate story is by no means new, but what is changing is the scale and breadth of the developments now taking shape.
The projects presented here – and this is by no means a complete list – capture their scale, ambition and diversity. Alongside residential and commercial projects in and around the city, new schools and other supporting infrastructure are helping to create a more holistic ecosystem around Limassol’s economic growth. This is proving increasingly important as the real estate sector seeks to address growing demand from the many non-Cypriots choosing Limassol – both the city and the broader district – as their home.
Eagle Pine Golf Resort
The Aristo Developers project, on 1,717,521 square metres of land, with a buildable area 205,000 square metres, is set to cover an 18-hole championship golf course designed by Graham Marsh, along with an 80-deluxe-room five-star boutique hotel, 1,000 residences and a retail area of 2,145 square metres.
Fasouri School
The masterplan submitted for review sets out plans for three school units covering pre-primary through to secondary schools. The Kato Polemidia project, with the plan prepared by Fereos Architects, is designed for each school unit to serve 1,500 students, totalling 4,500. The study details that the project will be developed on 307,844 square metres of usable land and provide 643 car parking spaces and 57 bus spaces.
GEMS School
CoolSide Development and GEMS School Management are planning to develop a new international school at Pyrgos. The information report submitted to the Environmental Authority by CoolSide puts the estimated investment at €40m for the creation of a nursery-to-secondary school institution, along with all the necessary sports facilities, aiming to serve 1,875 students.
KEAN
The former KEAN soft drinks factory site on the Limassol beachfront is being redeveloped into a mixed-use project by bbf:, in collaboration with the architects at uha, and will comprise two residential and two commercial towers, along with a luxury retail plaza. The project will include modern amenities such as cafés and restaurants, a gym, spa and beauty salon, along with many other facilities.
Limassol Blu Marine
The Leptos Group’s mixed-use beachfront project consists of four towers (two residential and two for offices), located 330 metres from the Limassol Marina. The residential towers are the 35-floor Poseidon Tower and the Cavalli Tower, the name of which refers to a €200.
Limassol Greens
Lanitis Golf Public Co Ltd presents the integrated 18-hole golf resort and residential development, with the masterplan designed by AECOM, which marked its official inauguration in June. The resort is set within 1.4 million square metres of landscaped area to the west of the city and includes villas, apartments, a clubhouse, a wellness centre and many other facilities.
Limassol Mall
In July, the Council of Ministers approved the plan for the new Limassol Mall, which will be constructed in the Agios Athanasios area. The Nicosia Mall shareholding group and the Papantoniou Group are spearheading the estimated at €95 million project.
Silicon Park
Imperio Properties presents the mix-use development in the Agios Athanasios area which will feature two commercial office buildings (15,000 square metres of office space) and many facilities, along with three serviced residential buildings.
YAEL Private School Limassol
The Yael Foundation’s €50+ million investment plans to serve up to 1,500 students in an academic institution with a focus on Jewish values. With a planned opening for 2027, the school is planned for the Polemidia area of Limassol and aims to serve primary- and secondary-level students.
YOO Limassol
Spearheaded by Property Gallery, the coastal project is designed by YOO with creative director Philippe Starck. The beachfront villas and apartments in Pyrgos are 50 metres from the sea, with the project’s area listed as 118,384 square metres.
AURA
Property Gallery’s vision is for AURA to become the tallest building in Cyprus and across the wider Mediterranean. Construction of the mixed-use development on the Limassol waterfront is expected to begin in 2027. Developed in close collaboration with Foster + Partners, the project will combine luxury residences with a range of services and amenities.
SOLIDVES LTD MIXED-USE DEVELOPMENT
Plans for the mixed-use development by Eraclis Papachristou Architects and Solidves Ltd at the intersection of Paphos Avenue and Omonia Avenue include a 15-floor residential building with 75 apartments and a 72-metre, 16-floor office building. Both will offer services and amenities, while the project will also feature 500 parking spaces and retail spaces.
Londa Residences
The luxury residential development designed by Thierry Lemaire is expected to be completed within the year. The project transforms the Londa hotel into beachfront residences in Yermasoyia, with a range of amenities including a gym, spa, swimming pool and many others.
Imperio Skyline
The refined gated community in Yermasoyia in the Limassol hills features 70 residences, comprising apartments, houses and villas. The services and amenities include a clubhouse with a swimming pool, a fully equipped gym, co-working areas and a residents’ lounge, among others.
