Ayia Napa to recieve new four-star hotel (pics)

The Environment Department has approved the construction of a new four-star hotel in Ayia Napa's tourist zone. 

The project by T.L.M. Hotels Ltd. will replace existing restaurant and storage facilities on a 6,495 sq.m. plot in the tourist zoning area, with no development allowed in the adjacent protected coastal area.

The development spans three basements, ground floor, mezzanine, and four upper floors, featuring 60 double rooms which include accessible units, a 115-cubic-meter rooftop pool, restaurant, bar, gym, and 44 parking spaces -plus bike spots and bus parking-. Landscaping will cover 3,135 sq.m. of private green space and 900 sq.m. of public green areas, using permeable materials like grass pavers, while existing flora such as palms and acacias will remain untouched.

The site borders state forest "Glyky Nero" and sits 715 meters from the Cape Greco Natura 2000 sites, the largest coordinated network of protected natural areas in the world ensuring no impact on protected areas. About 39% of the net area will use non-permeable green surfaces, with the rest sealed for construction, a wooden deck and solar panels on the roof add eco-friendly touches.

Accessible via Kryou Nerou street, the design by Eraclis Papachristou Architects includes modern green amenities like a generator room, waste facilities, and solar panel installations.

What the development will include

According to the architectural plans, the proposed hotel development will include the following:

  • Basement -3: 21 parking spaces, mechanical and storage areas

  • Basement -2: 12 parking spaces (incl. 2 accessible), 11 bicycle parking spaces and storage area

  • Basement -1: Loading/unloading area, generator room, waste area and auxiliary spaces

  • Ground Floor: Reception area, lounge, bar, restaurant, kitchen, bus parking space and disabled parking spots plus landscaped areas

  • Mezzanine: Lounge, gym, changing rooms, restrooms and offices

  • Floors 1-4: 15 rooms (incl. 1 accesible) per floor and office

  • Roof: 115 m³ pool, bar, mechanical installations area and photovoltaic panels
